VA loan closing costs
What closing costs should I expect with a VA loan?
A VA home loan can have closing costs even when it requires no down payment. Costs vary by lender, location, loan, and transaction; review a Loan Estimate before choosing an offer.

Short answer: VA purchase closing costs may include lender origination charges, a VA appraisal fee, title and recording fees, prepaid property taxes and insurance, and other allowable charges. Some borrowers also pay a VA funding fee. The exact amount depends on the transaction and lender.
Does a VA loan mean no closing costs?
No. “No down payment” and “no closing costs” are different. You may still owe closing charges and prepaid expenses at closing. On purchase and construction-permanent loans, VA says only the funding fee can be financed into the loan amount; other fees and charges generally have to be paid at closing. A seller may agree to cover certain buyer costs as part of negotiations, but that is not automatic.
Can the seller pay VA loan closing costs?
VA permits sellers or builders to pay some or all of a buyer’s closing costs. VA seller concessions are a separate category of contributions and are generally limited to 4% of the home’s reasonable value. The closing-cost treatment and seller-concession cap are not the same rule. Ask your lender how a proposed seller credit is classified and what can be included in your contract.
How do I compare closing costs?
- Request Loan Estimates from multiple lenders for the same loan amount, product, and rate-lock assumptions.
- Compare lender origination charges, discount points, third-party fees, funding fee, cash to close, interest rate, and APR.
- Ask which costs can change, which services you may shop for, and whether a credit changes your interest rate.
- Review the final Closing Disclosure and ask about any difference from the Loan Estimate.
Loan estimates are not identical to final closing documents, but they help you compare offers. Avoid judging a loan only by the advertised rate or one line item. Learn about the VA funding fee and exemptions.
What else may be due at closing?
Depending on the transaction, you may need funds for escrow deposits, prepaid homeowner’s insurance, taxes, or other settlement charges. The VA appraisal is not a substitute for an independent home inspection. Budget for inspections, moving expenses, and maintenance even if they are not lender closing charges.
Loan Estimate comparison checklist
- Request estimates for the same loan amount, term, down payment, rate type, and similar rate-lock timing.
- Compare interest rate, APR, points, lender origination charges, third-party services, funding fee, and estimated cash to close.
- Check the estimated total monthly payment, including escrowed taxes and insurance when shown—not only principal and interest.
- Ask why any line item differs and which services you can shop for. Review the Closing Disclosure and resolve questions before signing.
